Marlborough council approves 67-unit E on Main condo project, 8-2

MARLBOROUGH — November 17, 2025 — Marlborough council approves 67-unit E on Main condo project 8-2 and ordains Ames Village Overlay zoning. Attorney Brian Falk's amended special permit and site plan for Taj Estates' mixed-use development at 163-175 Main Street passed Monday night with Councilors Mark A. Oram and Robert Preciado opposed; the council also voted 8-2 to sell the developer an adjacent strip of city stair land for $11,600. Urban Affairs Chair Kathleen D. Robey separately reported a sweetened mitigation package on Falk's 187-unit Glenford at Lake Williams project, with Preciado pushing the William Street ball fields contribution from $50,000 to $100,000, on top of $50,000 for the Lake Williams Trail and $187,000 for a Westside Fire Station stabilization account. The council also approved a five-year SMOC lease at the Walker Building 9-1, with Ward 1 Councilor Mark A. Vital opposed because he didn't want to "lock up the Walker Building for five years just for two offices."
