Urban Affairs Committee advances special permit for FRVR Athletics gym

MARLBOROUGH — December 22, 2025 — Marlborough's Urban Affairs Committee advances special permit for new Cedar Hill Street gym. The committee voted 4-0 Monday to recommend approval of Lifestyle Fit LLC's application to operate FRVR Athletics, a fitness studio with member-only retail sales, in a 5,700-square-foot unit inside a 28,172-square-foot industrial building at 214 Cedar Hill Street. All six reviewing department heads, including Building Commissioner William Paton and Police Chief David Giorgi, signed off without concerns. Members added conditions covering parking in spots one through 13 per the site plan, signage conformity, and operating hours of 5 a.m. to 9 p.m. daily — wider than owner Logan Filos's planned schedule, to spare her a return trip if hours expand. Councilor Michael Ossing called the project a welcome fill for vacant industrial space. The decision now goes to the city solicitor for final form ahead of a council vote expected in late January.
