Urban Affairs Committee approves revised 57 Main Street site plan 4-0

MARLBOROUGH — May 16, 2024 — Marlborough committee clears 57 Main Street redesign with 82 parking spaces and 92 units. The Urban Affairs Committee voted 4-0 Thursday to approve the amended site plan for the mixed-use project by Marlboro TOTG LLC and JW Capital Partners LLC, with Procopio Companies now leading development under a March 6 land court settlement. David Roach, Procopio's vice president of development, said the revised building grows about seven feet taller to add a second parking level, yielding 82 on-site spaces versus 28 originally, while shrinking ground-floor retail from 5,000 to 3,500 square feet and cutting units from 99 to 92. Conditions require a minimum of 80 spaces, bar use of the city-owned Bolton Street lot, mandate a car-share vehicle, and cap bedrooms at 132. Councilor Samantha Perlman Navin, an original "no" vote, called it "a dramatically improved project." A land court remand order requires a final Council decision by June 17.
