Urban Affairs Committee recommends special permit for 187-unit Lizotte Drive condo project

MARLBOROUGH — November 17, 2025 — Marlborough Urban Affairs Committee unanimously advances 187-unit Lake Williams condo project with expanded mitigation. The 5-0 vote recommends a special permit for The Glenford at Lake Williams, which would convert an existing office building into 74 units and add two new buildings totaling 113 units in the Lizotte Drive Overlay District. Attorney Brian Falk of Mirick O'Connell, appearing with developer David Ferris, agreed to $50,000 for Lake Williams trail improvements, $100,000 for William Street ball fields, and $1,000 per unit — $187,000 total — toward a proposed west side fire station. Councilor Preciado pushed the ball fields figure from $50,000 to $100,000 to "vastly improve the neighborhood." Falk said the payments come "months, not years" before occupancy. The matter heads to the full City Council Dec. 1.
